Menards Site
Plan On July 19th the Plan Commission reviewed a proposal from Menards to locate a new store at the intersection of STH 36/83 and Browns Lake Drive, next door to the Lynch GM Dealership. Menards submitted plans to construct a 161,040 square-foot Menards Home Improvement Center on the 21.4-acre site. In addition, the plans also call for the construction of an accessory 26,420 square-foot enclosed warehouse for construction materials, a 36,651 square-foot roofed garden center, and a proposed 152,627 square-foot outdoor sales area. For parking purposes Menards will construct a 470 car capacity off-street parking lot, and has land banked additional areas for future parking if necessary. To deal with the stormwater from this development site, retaining it after each storm event before releasing it at a pre-development rate into the Fox River, the site plans include over four acres of stormwater detention ponds. The site plan includes landscaping and preservation of the existing environmental corridor that exceeds the City's required 25% greenspace requirement. There will be two points of access to this retailer, one access is directly from Browns Lake Drive and is shared with the Lynch GM Dealership. The second access is at the intersection of STH 36/83 and Buckley Street. Traffic signals are already installed at Buckley Street and STH 36/83 and new signals will be installed by the developer at the intersection of Browns Lake Drive and the entrance to the retail center. The development plans presented by Menards meet or exceed all of the City's development requirements for big-box stores; and, all of the improvements are being installed at the developer's expense. The Plan Commissions recommendation to approve this new development will proceed to the City Council for their review in August, likely being presented at the August 2nd Committee meeting and again at the August 16th Council meeting. Subdivision Map On July 19th the City Council reviewed the Plan Commission's April 13th recommendation to approve the Fox River Landing at the Murphy Farm Subdivision, final plat. This approval of the first phase of development includes 23 single-family home sites and two outlots. Grading at the site, located on Browns Lake Drive, for the new subdivision began nearly one month ago after the City Council gave the developer conditional approval to proceed. Future phases of the new residential subdivision will likely be presented to the Plan Commission and City Council later this year. The developers have donated land to the City along Browns Lake Drive where they will install an eight-foot wide bicycle-pedestrian path that will provide a safe, off-road place for people not driving vehicles.
